What we do

A flood risk assessment (FRA) is required for most planning applications on sites in or near flood zones, or on sites over 1 hectare in Flood Zone 1. JNM Engineering produces site-specific FRAs that address all NPPF requirements, including sequential and exception tests, hydraulic modelling, and surface water drainage strategies.

Who it's for

We work with developers, architects, and landowners who need a robust FRA to support a planning application. Our clients range from individuals extending a single dwelling in a flood-sensitive area to national housebuilders delivering major residential schemes.

Why JNM Engineering

JNM Engineering has extensive experience of working with the Environment Agency and lead local flood authorities across the UK. We know what the statutory consultees need to see — and we write FRAs that answer their questions before they ask them. Our fast turnaround means your planning programme stays on track.

Case study

Case study: Ministry of Defence facility, West Midlands

JNM Engineering was commissioned to produce a flood risk assessment for a sensitive MoD facility in Flood Zone 2/3. The site had complex constraints including ordinary watercourses, culverted drainage, and restricted access. We carried out detailed hydraulic modelling and developed an innovative surface water management strategy.

Outcome

FRA approved by the Environment Agency with no objections. Planning permission granted. The drainage strategy was adopted as the basis for the detailed design.
