What is sewers for adoption 8?

Sewers for adoption sets out standards and provides guidance for developers on the design and construction of sewers and related features that will be adopted by water and waste water companies in England and Wales in accordance with section 104 of the water industry act 1991. Sewers for Adoption 8 currently being worked on by Water UK with the main purpose of setting out the standards for adoptable sustainable drainage systems.

Why is there a pre-implementation version of Sewers for adoption 8?

Water UK are currently working on Sewers for Adoption 8 and it is expected to be implemented in mid 2019. The advance publication of the pre-implementation version is intended to allow sufficient time for changes to policies and procedures to made by water and sewerage companies, planning authorities and developers in order to comply with the new manual. The final approval for adoption code however lies with Ofwat and therefore the guidance included in the implementation version could be subject to change.

Why is SFA8 so significant for SuDs in the UK?

SuDS became an integral part of planning policy back in 2014 but implementation of SuDS has been limited due to issue of the adoption of SuDS by local authorities or water companies. In order to make systems adoptable, design of SuDS has often been compromised leading to many schemes purely being used to manage water without fulfilling the four pillars of SuDs design, outlined by the SuDS manual. Sewers for adoption 8 will allow a route for the adoption of SuDS that allows water quality, amenity and biodiversity as well as water quantity to be properly considered during the design stage allowing it to be fully integrated into the surface water management and urban design process.

What are the key considerations for SuDs design included in SF8?

The new manual will encourage the use of SuDS and their consideration early on in planning to ensure that they are part of the holistic design of the development . Designers will need to ensure that they fully consider installation, health and safety risk assessments, maintenance and access requirements of both hard and soft SuDS as part of their designs.

Private Sewer Transfer…2012

On 1 October 2011 all privately owned sewers and lateral drains which
communicate with (that is drain to) an existing public sewer as at 1 July 2011 will become the responsibility of the sewerage undertaker – normally the water and sewerage company for the area. This includes private sewers
upstream of pumping stations that have yet to transfer and also private
sewers upstream of lengths of sewer or drain that are the subject of an
ongoing appeal or which have been excluded from transfer as a result of an
appeal. The continued efficient operation of such upstream sewers
transferred to a sewerage undertaker will need to be considered in
determining relevant appeals. Sewers and lateral drains which are upstreamof lengths of sewer which are on or under land opted-out of transfer by a Crown body, or which are owned by a railway undertaker (and therefore specifically excluded in the transfer regulations) are also transferred.
Any private sewer which, immediately before 1 July 2011, communicates with a public sewer will transfer. Where development of a site is incomplete, the judgement as to whether sewers will transfer on 1 October will need to be site specific and depend on circumstances. Sewerage undertakers and Developers are advised to consult on partially constructed sites to reach a common understanding as to what is and what is not transferring. This will ensure that an undertaker does not inadvertently trespass by accessing pipes which it had mistakenly assumed had transferred

Septic Tanks… 2020

Did You Know…

In 2020 septic tanks will no longer be accepted as a means of discharging foul drainage from your proposed site, alternative methods such as treatment plants will have to be considered.

If you have a septic tank that discharges directly to a surface water you will need to replace or upgrade your treatment system by 1 January 2020. Where properties with septic tanks that discharge directly to surface water are sold before 1 January 2020, responsibility for the replacement or upgrade of the existing treatment system should be addressed between the buyer and seller as a condition of sale.

If the Environment Agency finds evidence that your septic tank discharging to a surface water is causing pollution, you will need to replace or upgrade your system earlier than 1 January 2020. You will usually have to do this within 1 year, although this will be agreed on a case-by-case basis.

You may be able to:

  • connect to mains sewer – where available
  • install a drainage field (also known as an infiltration system) so the septic tank can discharge to ground instead
  • replace your septic tank with a small sewage treatment plant
